About Gwen

From bank loans to front-door keys.

Before real estate, I worked as a bank teller, then moved up to writing bank loans. That is where I learned how the money side really works — and how much a clear, honest explanation means to a family making the biggest purchase of their life.

Real estate found me after I became a single parent raising three boys. I had to make more time and take control of my finances. When I talked with other single parents who wanted to stop renting and get their kids into a home of their own, I knew I could help. Helping people is my passion, so this work fit perfectly.

I am a New Orleans native, and this city is good for my soul — the warmth, and food that is honestly good for the spirit.

On a perfect Saturday you will find me on the riverboat, watching the city roll by with a good meal in front of me and someone else doing the driving — then chasing it with beignets from Café Du Monde. That is the New Orleans I love, and the one I help my clients put down roots in.

Prairieville

Where I hang my hat — and my office.

Prairieville is one of the fastest-growing corners of Ascension Parish, and it is easy to see why. You get newer construction, bigger lots, and room to breathe, all within an easy I-10 commute to Baton Rouge one direction and Gonzales the other. Families move here for space and for the schools — the Dutchtown zone is some of the most sought-after in the parish, and that demand shows up in home values.

The housing is mostly newer subdivisions and custom builds, with a healthy mix of starter homes and larger family houses. Prices generally run from the attainable middle of the market up through the higher end for newer custom homes on acreage. For buyers priced out of close-in Baton Rouge, Prairieville is often the answer — more home, more yard, and a quieter pace.

It suits growing families, move-up buyers, and anyone who wants new construction without giving up the commute. A couple of things I always check with buyers here: confirm the school zone street by street, and get a flood quote early, since elevations vary across the parish. If Prairieville is on your list, I live and work here — I can tell you what is realistic for your budget today.

Gonzales

The Jambalaya Capital — and a great value.

Gonzales has grown up fast without losing its small-town feel. It sits at the heart of Ascension Parish, with the Tanger Outlets, Pelican Point golf, and the kind of restaurants that keep people close to home. It is also one of the better values in the Greater Baton Rouge market — buyers consistently get more house for the money here than they would closer to the capital.

You will find everything from established neighborhoods to brand-new subdivisions, plus larger properties on the outskirts for buyers who want land. Prices tend to land in the attainable-to-middle range, which makes Gonzales a strong fit for first-time buyers and growing families alike. The Ascension Parish schools are a real draw, and the location keeps you connected to both Baton Rouge and the river-road industrial jobs.

This is a good market for first-time buyers using down-payment assistance, and for move-up families who want newer for less. As always, I have buyers confirm the flood zone and insurance cost up front so there are no surprises. Tell me what you are after and I will point you to the right pockets of town.

Baton Rouge has the deepest, most varied market in the region — which is exactly why it pays to have someone who knows it. From the historic charm of the Garden District and Mid City to the established comfort of Southdowns and the newer growth out toward the south and east, there is a neighborhood and a price point for nearly every buyer. LSU anchors the city, state government steadies it, and the result is a market that holds up well over time.

Housing ranges from affordable starter homes and condos near campus to substantial homes in the older, oak-lined neighborhoods. Prices span the full spectrum, so the real work is matching the right area to your budget, your commute, and your life. I help sellers here stand out with a marketing plan built for exposure, and I help buyers cut through a big market to the handful of homes worth their time.

Here is something I will say out loud: some neighborhoods around here are overpriced — not because of the homes, but because they do not give you enough outdoor space. Room to breathe outside matters, and the price should reflect it.

I would rather tell you that up front than watch you overpay. Straight talk is the whole reason people keep coming back, and the reason they send me their kids.

I am a full-time professional with 27 years in the business as an associate broker. This is not a side job for me. When you call, you reach the person handling your sale or your search, and you get my full attention from the first conversation to the closing table.

Well, right now is a good market because there are so many lenders helping with down payment assistance and doing rate buy downs. If you have been waiting on the sidelines, it is worth a conversation. I will connect you with a lender early so you know exactly what you can afford before we start looking.

It depends on the property and its flood zone. Parts of Ascension and Livingston saw serious flooding in 2016, so this is a real question here. If your home sits in a high-risk zone and you have a federally backed mortgage, your lender will require it. Even when it is not required, many owners carry it for peace of mind. I always have buyers get a flood quote early, alongside the homeowners quote, so the full monthly cost is clear before you commit.

We talk through commission and any costs up front, before you sign anything, so there are no surprises later. My full marketing plan is part of the deal.
